Mayor Dyster Announces Funding for Two Projects

Mayor Paul Dyster is pleased to announce the funding of two projects in Niagara Falls through the city’s N.F.C. Development Corporation.  The N.F.C. Development Corporation is the city agency tasked with offering incentive packages to stimulate growth in the local economy through job creation or retention, broaden the City’s tax base, and generate new business.

“I am very pleased that we were able to provide incentive packages for these two companies.  Being able to land KeySource, a national pharmaceutical company, who will be bringing white-collar jobs to downtown Niagara Falls is a huge win. Couple that with assisting Niagara Street institution Mike’s DQ Grille & Chill with its expansion plans adds to the landscape of great economic development projects taking place in our city. This is a very exciting time for the city of Niagara Falls” said Mayor Dyster.

N.F.C. Development Corp Executive Director Anthony Vilardo said, “It is really exciting to bring a company like KeySource to Niagara Falls.  The jobs that will be created will ensure a continued diversification of our local economy.  Being able to assist Mike’s Dairy Queen which is so vital to the Niagara Street Business District shows that local entrepreneurs can be successful in Niagara Falls and are willing to reinvest here.”

The businesses, which received funding, are:

KeySourceUSA:

KeySourceUSA is a Cincinnati-based pharmaceutical distributor looking to expand its sales operation in to the city of Niagara Falls.  KeySourceUSA was approved for a N.F.C. Commercial Assistance Grant in the amount of $100,000 to be used towards the following costs: Construction, Furniture, Fixtures, Equipment, and IT Infrastructure build out.  The total project cost, including renovations to the historic Power City Building is estimated to be $426,000.  The project is expected to create 18 full-time, good-paying jobs in year one, with the potential for growth in subsequent years.

“We are thrilled to invest in the Niagara community,” said Albert Paonessa III, CEO of KeySourceUSA. “Niagara Falls has been a central hub for pharmaceutical sales for over 40 years. We see this new office as a strategic partnership between the City of Niagara Falls and KeySourceUSA — one that brings good, solid jobs to the area and restores one of the city’s architectural gems.”

Mike’s DQ Grill & Chill:

Niagara Falls residents Michael and Colleen Palmeri purchased the Dairy Queen store located on Niagara Street in Niagara Falls from Mr. Palmeri’s father in 1983.  Since then they have undertaken two major expansions, and welcomed a third generation- Mike Jr. to the family business.  The Palmeri’s are now planning the next phase of the DQ Grill & Chill at 2432 Niagara Street.  The project will include increasing the restaurant and drive thru’s capacity.  The total project cost will be approximately $1,500,000 and create six new full time and eleven new part-time jobs.  The N.F.C. Development Corp. authorized $100,000 under its Commercial Grant Assistance Program to make the project possible.

Mike Palmeri, Sr said, “I would like to the thank the N.F.C. Development Corp. for investing in our family business and Niagara Street.  We have had great success at this site and look forward to serving our loyal customers for generations to come.”

TM Montante Development selected as preferred developer for prime downtown development site

7th & Niagara Rendering 7.10.17

[Press Release]

Today, Mayor Paul A. Dyster announced the selection of TM Montante Development as preferred developer for prime downtown development parcels located along 7th and Niagara Streets in the City of Niagara Falls. The multi-phase, approximately $5 million project will transform the structures located 610, 614 and 624-Niagara Street and the adjacent vacant parcels of 414- 428 7th Street into a mixed-use facility in the heart of the downtown corridor.

Mayor Paul Dyster said, “The impact of this exciting announcement will be felt two-fold. Marking the second major development along the Niagara Street corridor in six months, the innovative proposal put forth by TM Montante Development will transform what is essentially the gateway to the City of Niagara Falls, helping to shape a vibrant downtown core for people to work, live and play. Moreover, the dedicated incubator space for the NGTI will extend the lasting impact of this development by spurring future development for years to come. I want to thank our partners at Empire State Development, the NGTI and Niagara University and TM Montante Development for their investment in our city and look forward to the many exciting things to come.”

Chris Campos, President of TM Montante Development said, “We view this project as playing a role in the continued transformation of Niagara Falls, but we also view it as being transformational in and of itself. The new mixed-use space will represent a rebirth of these beautiful historic buildings, and ensure that they have new life for generations to come.”

Centered on the adaptive reuse of National Register-eligible structures, Phase 1 will focus on the development of 16 market rate residential units, a corner cafe and coffee shop, approximately 1,500 square feet of ground-floor commercial tenant space, secure, gated parking and an additional 8,000 square feet of commercial space dedicated to housing the Niagara Global Tourism Institute.

An affiliate of Niagara University, the NGTI focuses on fostering public and private partnerships to enhance regional tourism and global competitiveness in the City of Niagara Falls. The space will serve as the new headquarters for the NGTI and provide it with the resources necessary to continue to grow its transformative impact on the city’s tourism economy and provide an additional square footage for incubator space to foster new businesses in the downtown core.

“The Niagara Global Tourism Institute and Niagara University are truly grateful and excited to embark on this project with the City of Niagara Falls, New York State and TM Montante Development,” said Patrick Whalen, Director of the Niagara Global Tourism Institute. “This is an opportunity is a cornerstone initiative, in-line with the NGTI’s focus on our four pillars of research, workforce development, technology and entrepreneurship. We are honored to be part of the continued development and revitalization of the City of Niagara Falls and are committed to the collaborative process with our partners in this project and the community. Continued progress is indeed a journey and we are elated to take this first, collaborative step forward.”

Work on Phase 1 will begin immediately with a completion timeline of approximately 18 months. Phase 2 is set to include the construction 10 rowhomes along 7th Street or the construction of a 30,000 square foot mixed-use building based on market demand.

“We are excited that a company with the reputation and experience of TM Montante has decided to undertake this project in Niagara Falls,” said Anthony Vilardo, Director of Business Development. “For too long the area north of Niagara Street has suffered from disinvestment. Through careful planning and alignment with other development in the tourism district and the Niagara Falls Memorial Medical Center Campus this neighborhood is ready to take off.”

The City Of Niagara Falls was awarded a $750,000 grant in December 2016 by Empire State Development to facilitate the redevelopment of the parcels. The announcement comes following the receipt of several strong proposals as part of a Request for Proposal process issued by the Department of Economic Development in February. Potential developers had the ability to redevelop the available, city-owned parcels individually, paired, or as a single development parcel.

The parcels offered for development proposals are surrounded by an increased concentration of hotels, restaurants and attractions. They are located in a neighborhood anchored by the growing Niagara Falls Memorial Medical Center campus (more than 1,100 employees), the Seneca Niagara Casino Complex (approximately 3,000 employees) and the Niagara Falls Culinary Institute (steadily growing to more than 1,100 students and faculty).

Airbnb says home-sharing business is booming in Niagara Falls

[From BuffaloNews.com]

The private home-sharing economy is becoming a factor in the Niagara Falls tourism scene, though so far it’s made little dent in the hotel trade in the Cataract City.

Since 2014, the number of Niagara Falls-area residents hosting tourists in their homes has quadrupled, and the number of tourists choosing to stay in homes instead of hotels is six times greater than three years ago…

Come one, come all! Touma opens for Seneca Niagara Comedy Night July 6

Niagara Falls’ own Luke Touma, currently a comedy club host in Boston, MA will be the opening act for the Seneca Niagara Casino’s Barrel of Laughs comedy show this coming Thursday. Touma, a Niagara Falls resident turned funny guy in Boston is the son of City Court Judge Diane Vitello and area attorney, Craig Touma.  His travels in stand up comedy have taken him from Hawaii to Colorado, Texas to Michigan, and wherever he goes, he brings his Niagara Falls related stories and observations with him.

The Barrel of Laughs show is hosted by 97 Rock’s, Rob Lederman and on Thursday will feature nationally recognized comics, OWEN BENJAMIN AND MIKE LAWRENCE.  The venue of the Bear’s Den Showroom is perfect for stand up comedy as the audience can’t hide from the potential to be “included” in the act. But on rare occasions, and bad weather, a small crowd even in the Bear’s Den makes it difficult for any performer to get comfortable. (See link to a previous review http://niagarahub.com/2017/04/07/bears-den-bigger-than-you-think-by-craig-avery/)

In January, Allyson Demunda, another Niagara Falls comedienne, entertained as well, opening for this show with a really fun crowd of family and friends.  So pick up a couple of tickets to Thursday’s show, enjoy a fun night of professional comedy, and support this up and coming national laugh maker. You’re sure to see people you know, and get a good sense of how laughter really is the best medicine.  See you at the Bear’s Den.

French Toast at the Bear’s Den [by Craig Avery]

What a delight!  Jean-Luc Ponty cranked it for a packed crowd last night leaving most wondering, “How does he do that?”

The master violinist took the stage and immediately displayed the bond between himself and the instrument most of us cringed at when our little cousin would attempt to play “Mary Had a Little Lamb” at Thanksgiving dinner.  His command of the violin provided the foundation for a night of exquisite musical performances by Jean-Luc and a backup-band extraordinaire.  The bass player looked like Steve Martin playing the banjo, a drum solo made Iron Butterfly’s “In-A-Gadda-Da-Vida” sound like a wind up toy soldier drummer boy, and I’m pretty sure Billy Joel is still trying to get an autograph from Jean-Luc’s keyboard player.

As always, the venue of the Bear’s Den will bring out the best in any performance, and takes a two hour segment of an evening and makes the whole night alright.  Of course I would be remiss if I didn’t mention the top notch entertainment of people-watching in the Casino after the show.  Between the nightclub atmosphere of Stir, the ringing of the bells and whistles on the gaming floor, and just watching the arrivals and departures in the Hotel Lobby bar, you are entertained non-stop.

Been to Seneca Niagara Casino lately? If not, you’re missing out on some pretty intense enjoyment of perhaps an otherwise boring evening.
